National Quality Assurance Standards & Luxury in a Farm

'Luxury in a Farm' celebrates excellence and quality, showcasing the best farm-based accommodation throughout Cumbria. In line with the new 2006 VisitBritain quality assurance standards, ALL members of 'Luxury in a Farm' must hold a minimum 4 star national quality assurance grading. Details of the criteria required to meet the national quality assurance standards are outlined below, for your information and guidance.

SERVICed Accommodation:

Properties are visited annually by our trained, impartial assessors, so you can have confidence that your accommodation has been thoroughly checked and rated before you make a booking. Look out too, for VisitBritain's Gold and Silver awards, - awarded to those establishments achieving the highest levels of quality within their rating.


Very good quality in all areas. Bedrooms are spacious with greater emphasis on quality of décor, furnishings, fixtures and fittings. Extra facilities can include hairdryer, radio. Bedrooms will generally have well fitted en-suite facilities, Towelling will be of high quality and a range of toiletry items will be provided.

A very good breakfast provided, with a wide selection of starter and cooked options. Local or homemade specialities may be featured, with an emphasis on fresh ingredients.

Service and guest care - attentive and efficient throughout all areas of the establishment.


Excellent quality accommodation and attentive hospitality. Bedrooms offer ample space with excellent comfort levels and elements of luxury. High quality décor, furnishings and fittings will feature in all guest areas. Bathroom facilities are likely to be en-suite and fitted out with high quality sanitary ware and fixtures. Luxury towelling, including bath sheets and a wide range of quality toiletries.

Public areas reflect the same high quality as the bedrooms and provide guests with additional space for comfort and relaxation. Breakfast - a wide selection of produce including quality juices, fruits in season, bakery items, and homemade preserves. Cooked options will be numerous, possibly with some original or local specialities.

Service and hospitality levels will be exemplary.

Gold and Silver Awards

Awarded to properties which not only achieve their overall rating, but exceed the expectations reflecting a high level of quality, comfort, cleanliness and hospitality afforded.


A high level of quality, comfort and cleanliness in bedrooms and bathrooms with very good levels of customer care.

Gold Awards:

Properties achieving the Gold award will afford exceptional levels of quality, comfort, cleanliness and exceptional levels of hospitality and service.

Self Catering:

All properties have to meet an extensive list of minimum requirements to take part in the scheme. Establishments at higher rating levels also have to meet some additional requirements for facilities.

Minimum entry requirements include the following:

High standard of cleanliness throughout
Pricing and conditions of booking made clear
Local information to help you make the best of your stay
Comfortable accommodation with a range of furniture to meet your needs
Colour television (where signal available) at no extra charge
Kitchen equipped to meet all essential requirements

Serviced apartments provide self-catering accommodation with additional elements of service e.g. 24 hour concierge service, 5 out of 7 days cleaning service.


Comfortable accommodation, decorated to a high standard. Bed linen and towels provided, with or without an additional charge.

Extensive range of appliances, including access to washing machine and tumble dryer (or 24 hour laundry service). Additional separate WC available if more than six guests can be accommodated.


Excellent quality accommodation, demonstrating the best of its type available. Sleeping in designated bedrooms only, i.e. no sofa beds.

Full range of appliances and equipment including freezer, dishwasher, in-house laundry facilities (or 24 hour service) and Video/DVD player. Telephone provided, capable of receiving incoming and making outgoing calls. Bed linen and towels available and included in hire charge. Extra bath or shower, WC and washbasin provided if more than six guests can be accommodated.

National Accessible Scheme

Accommodation that displays one or more of the signs shown below are committed to accessibility. When you see one of the symbols, you can be sure that the accommodation has been thoroughly assessed.

Mobility 1

Typically suitable for a person with sufficient mobility to climb a flight of steps but would benefit from fixtures and fittings to aid balance.

Mobility 2

Typically suitable for a person with restricted walking ability and for those that may need to use a wheelchair some of the time.

Mobility 3

Typically suitable for a person who depends on the use of a wheelchair and transfers unaided to and from a wheelchair in a seated position.

Mobility 4

Typically suitable for a person who depends on the use of a wheelchair and transfers to and from the wheelchair in a seated position. They also require personal/mechanical assistance to aid transfer (e.g. carer/hoist).

Visual 1

Typically provides key additional services and facilities to meet the needs of visually impaired guests.

Visual 2

Typically provides a higher level of services and facilities to meet the needs of visually impaired guests.

Hearing 1

Typically provides key additional services and facilities to meet the needs of guests with a hearing impairment.

Hearing 2

Typically provides a higher level of additional services and facilities to meet the needs of guests with a hearing impairment
